SEAI Window & Door Grants
SEAI Window and Door Grants: A Simple Guide for Homeowners
Thinking about replacing draughty windows or an old front door? The SEAI window and door grants can help eligible homeowners fund energy-efficient replacements without committing to a full home energy upgrade.
You can apply for windows, external doors, or both. The maximum combined support is €5,600 for a detached home replacing windows and two eligible external doors. (seai.ie)
How Much Is the Window and Door Grant?
The windows grant depends on your property type:
Property type
Windows grant
Apartment
€1,500
Mid-terrace house
€1,800
Semi-detached or end-of-terrace house
€3,000
Detached house
€4,000
The external doors grant is €800 per eligible door, for a maximum of two doors. These are grant contributions towards the work, rather than a promise to cover the full installation cost. (seai.ie)
Does My Home Qualify?
Your home must have been built and occupied before 2011. The scheme supports replacement of existing single or double-glazed windows and inefficient external doors.
The new windows and doors must achieve a U-value of 1.4 W/m²K or lower. A lower U-value means less heat escapes through the product. (seai.ie)
Why Does My Insulation Matter?
The grant considers your home’s overall ability to retain heat.
SEAI’s guidance provides routes based on previous SEAI-funded attic and wall insulation, suitable insulation ratings in your BER Advisory Report, or a post-works Heat Loss Indicator of 2.3 W/(m²K) or lower.
The Heat Loss Indicator, or HLI, measures heat loss relative to your home’s floor area. A BER assessor can help establish which route applies before you spend money on replacements. (seai.ie)
Do I Need a BER Assessment?
A post-works BER assessment is required to claim the grant.
A pre-works assessment can also help if your existing BER or insulation information is unclear. It can identify whether additional insulation work may be needed before your home meets the grant conditions. (seai.ie, seai.ie)
How Do I Apply?
For a homeowner-managed application:
Check your home’s eligibility and insulation.
Get quotations from SEAI-registered contractors.
Apply to SEAI and receive your grant offer before ordering materials or starting work.
Complete the approved upgrades.
Arrange your post-works BER.
Submit the required grant paperwork.
Receive payment once SEAI’s requirements are satisfied. An inspection may apply.
An SEAI-registered One Stop Shop can also manage the upgrade, with the grant deducted upfront from your cost. (seai.ie)
Do I Have to Replace Every Window?
No. Partial replacement is permitted, provided the applicable grant conditions are met. However, the windows grant can only be paid once per property, so consider your full replacement plans before applying. (seai.ie)
What About Ventilation?
Your contractor must ensure suitable ventilation, alongside the applicable safety and emergency escape requirements. Replacing draughty windows should be planned with indoor air quality in mind. (seai.ie)
Already Ordered or Installed Your Windows?
Check directly with SEAI before assuming you qualify. Its guidance says grants cannot normally be backdated, but also describes a transitional arrangement for certain orders or works from 27 January 2026. Ask SEAI to confirm how this applies to your circumstances. (seai.ie)
